To increase expenses year over year - just enter the amount of annual increase and click on Increase Now. The model will perform all of the calculations, for all years. You can override this entry for any year, or make a total dollar entry for any year that you choose. For example, you can specify that Maintenance will increase year over year for 2 years at 3% - then increase to 4%. Or, you can specify that real estate taxes will be 24,000 per year for 1 one year, then escalate to 25,500 and flatten out for the remaining term. The model is very flexible here, and you and reverse out any change that you don't like by simply reentering the old variable and clicking on Adjust Now.
