 Expense Drivers
The Operating Expense Drivers tell the model how to deal with Income in general, Property Management, and Annual expense increases.

 Expense Dynamics Chart
These charts tell you at a glance about the Total Expenses, and give you a breakdown of Fixed and Variable Expenses by the year.

 Totals
This section keeps a running total of the income and expenses by the year.

 Open/Close Budget Worksheet
Clicking the Open/Close Budget Worksheet button will open the area where you add expense line items to the project.

 Income Source Selection
Use the drop down window to choose the source of income for the model. By default, the model is set to Detailed Lease Analysis. This choice means that all income for the model will be derived from actual lease data that you enter on the Detailed Income Set Up Page. This selection is by far the more accurate method of calculating income, as it takes into account all of the nuances of each lease. To learn more about entering lease data, see Detailed Income Set Up
You can also use the income estimator to establish an income stream. This will work to obtain a rough estimate of the income, and you can specify up to ten different types of income. To learn more about Income Assumptions, see Estimator Window
