The Offer Price is what drives the model, however you must also enter an Asking Price in order for the model to work property . It allows you to adjust the price downward in order to have the target property meet certain minimum criteria.

If you are purchasing a residential or multi-family property and do not know the gross lease area - make an educated guess. Many of the calculations in the model rely on the total number of square feet and will not function without and entry.
