The lease expiration report is a great way to get visual feedback regarding occupancy levels during the first 12 months of ownership.  This is a critical period and vacancy must be monitored closely.  If you are analyzing a 23 unit multifamily - consider that it is possible that you could have considerable turnover in the first 12 months of operation unless your tenant retention skills are superb and you are offering a great value.
