Adding A Lease

This window is accessed from the Realty Analytics Ribbon, and is used to ad a new lease.
Unit Number

Enter a unit number for this tenant.

Tenant Name

Enter a name for this tenant
|

|
Initial Rate

Enter the initial rate at which this tenant pays, regardless of how it is calculated. For example, if the tenant pays $12.50 per sf. enter 12.50. If the tenant pays 4,000 per month, enter 4,000.

Basis on which tenant pays

Make a selection from the drop=down window regarding the basis on which the tenant pays the rate you just entered. For example, if you entered 12.50 in the previous window, you would select $/sf. If you entered 4,000, you would select $/mo.

Rentable Sf

Enter the total square feet that this tenant occupies.

|
Type of Lease

Select the Type of lease for this tenant from the drop-down window.

Lease Start Date

Enter the original starting date for this lease. This information is exported to the rent toll.

Lease End Date

Enter the lease ending date. This information is exported to the rent roll, and the Lease Expiration report.

Pre Paid Rent

Enter the amount of any pre-paid rents you will be credited for a the closing. This information is exported to the rent roll, and the closing cost estimator

Deposits Held

Enter the amount of any deposits held in escrow for this tenant for which you will receive credit at the closing. This information is exported to the rent roll and the Closing Cost Estimator.

Lease Renewal Options

Select the number of options that the tenant has to renew the lease in the first window, and the term of the options in the second.

Finished

Once you are satisfied with the lease configuration, click OK and the lease will be saved, and opened for you to fine-tune in the next steps.
