Starting a new analysis is a one-click effort. The program will launch a new model and you can select from either Commercial or Residential.

Printing from within Realty Analytics is controlled from the context sensitive print icon. No matter where you are in the program, clicking on the print icon will give you a menu specific to that area. You can specify printers, choose number of copies, print quality and more.

Navigation in Realty Analytics is simple. There are three means of navigation. First are the blue buttons and arrows that will take you quickly from page to page, or let you navigate within a page, second is the Quick Navigator Tool in the Ribbon, and third is the conventional Tab set-up in Excel itself.

Adding a new lease is easy and intuitive in Realty Analytics. Click on the Add New Unit icon and a menu will guide you through each step of the process. This powerful feature allows you to replicate real-world lease profiles - not flat line assumptions.

You can control tenant improvements, leasing commissions, abatements and concessions, renewals, deposits, escrows, down-time between leases and more. Only Realty Analytics give you the power and flexibility to generate an accurate income stream profile.

No need to waste time scrolling through dozens of leases to get where you want to go. The Lease Navigator will take you there instantly.

To delete an entire unit and instantly update the model - simply click on the Delete Current Unit Icon. No need for concern - a built-in safety mechanism prevents accidental deletions.

The Rollover Wizard gives you ultimate control over the income stream by allowing you to specify how long a unit will be out of service between leases or during renovations. This is a powerful feature and one that reflects real-world conditions in the real estate industry.

The Rent Increase Tool allows you to specify exactly when a lease will increase in rate, by how much, and by what multiplier. The Increase tool works on percentage of change over prior period, dollars per square foot, dollars per month, or dollars per year.

ProTips are available throughout the program and were written by savvy real estate investors who've "been there and done that". Learn from the pros what to do and what not to do - and why. If you're already a seasoned investor and do not need the ProTips, simply click the checkbox and turn off this feature.

You can change the print quality of the reports in the Print Color Control.

HELP in Realty Analytics is always just a mouse-click away. The extensive and easy-to-follow help system is accessed from anywhere in the software by clicking on any of the Blue Bars in any of the sections. The HELP system is context-sensitive so you never have to scroll through screen after screen of information that you don't need. Help also includes a lexicon, a real estate dictionary and an extensive menu of ProTips written by savvy real estate investors who share their insights.
